We'll explain our findings in terms you can understand and use to your advantage. Most reports take three to four hours to complete, so you'll have the report by the end of the day. Reach out to us now to learn more about the home you're considering.
This is Our Process
Russ inspects the exterior area, checking for siding defects, damaged eves, and safety concerns. Lydia begins in the kitchen checking all appliances, faucets and drains.
Russ moves onto the roof to inspect the shingles and flashing components. Lydia goes right and stays right through each room checking all windows, doors, floors, walls, ceilings, and receptacles.
Russ is now in the attic, checking the vent penetrations, insulation depths, past handy-man wiring and general structure condition. Lydia is now going through bathrooms checking for functional flow, drainage, leaks and loose toilets.
Russ is out of the attic and has the electrical panel off inspecting for wire type, double taps, and overheating, among other issues. Lydia has her moisture meter out checking stains to see if they are active or not.
The HVAC system is the next item for Russ to inspect. Recording the age, temperature differentials, and a condensate inspection is performed. Lydia is in the master by now filling the tub, inspecting the shower enclosure, sink drains and sealing condition.
After all of the plumbing has been operated throughout the home, Russ goes into the crawlspace. Wood humidity is tested and the floor structure is inspected along with the plumbing . Lydia takes this time to set the Radon test, gather any mold, asbestos, or lead paint samples that were requested.
Various tools are used during a typical home inspection that we perform. A drone, extension moisture meters, infra-red camera, Radon test machine, surface moisture meters, elctrical receptacle testers, thermometers, water pressure gauges and more.
If a tool will better help us identify an issue in your prospective home, we want to use it! Stains on high celings are no match for our extendable moisture meter, steep pitched roofs are easily accessed with our drone, and lab-issued testing swabs insure we collect an accurate sample for testing.
Our software is the best in the industry, allowing us to process the 100+ photos that we take during the inspection and be able to have the report ready to view on site. As always, we encourage you to come by near the end of the inspection so we can give you a presentation of our findings on our laptop. This way you can see where we have been and what we found, and ask any questions that you may have. Reports are emailed out the night of the inspection, so even if you aren't able to attend, you don't have to wait to see your report!
